The Project.

Westville was appointed as the principal contractor for a large-scale retrofit project in Bakersfield, Nottingham, aimed at improving energy efficiency in 107 social housing properties.

This initiative was part of the Social Housing Decarbonisation Fund (SHDF) scheme, funded by DESNZ (Department for Energy Security and Net Zero). It was delivered in collaboration with Nottingham City Council Housing Services, including Focus Consultants as Project Managers, and Crawfords as Retrofit Coordinators.

The primary objective of the project was to enhance the thermal efficiency and comfort of the properties while reducing carbon emissions.

Challenges.

Despite the overall success of the project, several challenges emerged that required careful management. One notable issue was the complexity of roofing designs on some of the properties, which demanded additional planning and bespoke solutions to ensure proper installation and alignment with energy efficiency measures.

Additionally, as the project took place over the winter months, weather delays posed a significant challenge. Adverse conditions such as heavy rain, frost, and strong winds affected scheduling and required flexibility in work planning. The team worked diligently to mitigate these delays, implementing contingency plans and adjusting workflows where necessary to maintain progress.

Results.

The project commenced in June 2023 and was successfully completed by March 2024. All works were carried out in compliance with PAS standards, ensuring quality, durability, and adherence to industry best practices.

The scope of work included the installation of External Wall Insulation (EWI) to improve heat retention, roofing works to extend rooflines, loft insulation to prevent heat loss, and ventilation improvements such as extractor fans and door undercuts to ensure adequate airflow and moisture control.

Westville’s experienced team managed the installation process with minimal disruption to residents, delivering a high standard of workmanship while maintaining clear communication with all involved parties throughout the project.

As a result, 107 homes in Bakersfield have been completely transformed, both visually and in terms of energy efficiency. Residents have reported feeling noticeably warmer in their homes while also benefiting from reduced energy bills.

The success of this project not only enhances the comfort and financial well-being of residents but also supports Nottingham City Council’s broader sustainability and decarbonisation goals.

Following work done in Bakersfield, the total estimated annual energy bill savings amount to an incredible £58,850!*

This SHDF project will save over 160,500 kg of CO2 from entering the atmosphere each year. That’s the equivalent of removing around 38 Petrol vehicles from the road every year! **
